Facts about High Shingle Prices - Making Sense of Shingle Pricing


When the gasoline prices began to rise, it was no great surprise that crude oil products, like asphalt shingles, soon followed suit. In fact, early in 2008 the price of asphalt was rising at a rate of 7 to 10 percent per month. But what happened when the gas prices started to moderate? We began asking, “When can we expect prices of our most economical and widely used roofing material to come back in line?”

Some research into our question has revealed that the roofing industry is facing challenges that may result in some radical changes that will likely be here to stay. The convergence of an erratic oil market and our changing world economy, as well as natural disasters, conflict in the middle east, and war have wildly affected the price and availability of a commodity we have come to take for granted. This has made accurately estimating roofing costs a big challenge!

Asphalt is made by mixing crushed stone or gravel with bitumen, a heavy tar-like substance that is left over after gasoline, kerosene, jet fuel and diesel are refined out of crude oil. Bitumen is also known as asphalt oil. A shortage of asphalt oil began to emerge with a booming construction industry and a drop in volume from the refineries that had to install new equipment to produce low-sulfur diesel fuel that was mandated by the federal government. The production of low-sulfur diesel results in significantly less asphalt oil.

Additional research and development efforts continue to find better ways to produce even more gasoline from each barrel of oil…great for increasing the supplies of refined petroleum products, but still diminishing the supplies of the dregs normally used to produce asphalt and roofing shingles.

As of August 1st 2008 asphalt increased by over 70% for the 2008 season. There is no way of predicting what will happen in 2009. Some folks in the asphalt market speculate that asphalt may drop a slight amount from where it is now during the spring, then steadily rise throughout the summer.

With increases in the installed cost of asphalt shingles, manufactures of other steep slope roofing systems are seeing new opportunities for new product lines. Even though prices for slate, metal and other composite roofing materials have been rising as well, it is felt their pricing will be much more predictable. No doubt, though, asphalt shingle roofing will continue to offer a very competitive value proposition when all things, including looks and upfront costs, are considered.

Testimony of Providence Custom Homes in Hendersonville NC

Problem: With a tight time frame and a tall order, I wasn’t sure how we were going to get the new home in Hendersonville we wanted, but Providence really delivered! We wanted our coastal Hilton Head home replicated “to a T” at our new Hendersonville location in the mountains. So not only did it have to take on the look of a mountain house, but the structural format had to be reconfigured for a spacious, open basement. And don’t forget our tight time frame!

Solved: PCH immediately put us in touch with an Asheville architect, who transformed our island home into a mountain home with an Arts and Crafts exterior. In the meantime, David sketched out the basement and suggested moving the foundation two blocks higher to create 9’ ceilings. Then, using massive beams to eliminate extra columns, he created the spaciousness we wanted.

The job done by the entire team was outstanding. The framing crew actually stick-built all the rafters and trusses, and every subcontractor, from framing to siding, was easy to work with.
And the tight time frame issue….Providence finished 3 weeks early! We could not have asked for a more positive building experience.

David Mayo has over 10 years of construction industry experience as a builder, general contractor, and civil engineer. Being passionate about incorporating his personal values into his work led him to follow his dream of opening his own company, Providence Custom Homes of WNC, Inc. David holds a Bachelor of Science in Civil Engineering from the University of North Carolina at Charlotte. He is a licensed Professional Engineer, holds a general contractors license, and currently serves as first-vice president of the Hendersonville Home Builders Association. He is also a member of the Henderson County Chamber of Commerce, the American Society of Civil Engineers, and the American Institute of Architects (AIA).

Jimmy Penland

Jimmy Penland serves as a Construction Manager for Providence Custom Homes, overseeing all aspects of construction and working closely with clients throughout their home building process. Jimmy has worked in the construction field for over five years and contributes extraordinary skills in organization, supervision, and attention to quality and detail. He holds a Bachelor of Science in Industrial Relations from the University of North Carolina at Chapel Hill.

Brook C. Mayo

Brook Mayo has over six years experience in residential construction and real estate, with a primary focus in customer service and office and administrative support. She holds a Bachelor of Arts Degree from the University of North Carolina at Asheville and a North Carolina Real Estate Brokers License. Brook and David have two sons, Wilson and Wesley.

Andy Owensby

Andy enjoys working in the support functions of the company, both in the office and as needed in the field. She loves getting to know the customers and helping to facilitate their selections process as well as the ever important communications that are so necessary for a satisfying home-building experience.Andy is a native of the Henderson County area. She has over 5 years experience in the construction industry with her primary focus being customer service and quality improvement. Prior to that she worked over 30 years in nursing & nursing management in both inpatient and outpatient settings.
